    How much does it cost to restore a historic Victorian home?

    I am considering buying a home built in the 1880’s. from the outside I don’t know what it needs but from the outside I can tell it needs AT LEAST the following done.

    The wraparound deck needs rebuilt (so its level)
    The wood floor in the living room has a wave–needs replaced?
    The garage needs to be level (needs a foundation)
    Fully re painted (1900 square foot home)
    re insulated
    Some re-doing of the walls
    There is a out building in the garden that needs a new roof and updated
    Minor landscaping to include new shrubbery around the property, and some serious weeding!.

    Also one day id like to put up more walls and doors because it is only a 3 bedroom for how big it is.

    The things I cant tell is if any water/electric needs updated.

    Have I found a gem or is it an endless pit of money loss?? If I bought it with cash I can afford up to 70k in restoration/improvements and I have family in the business and could probably get a 10% discount. I am sure the deck alone would be around 10-15.

      How do you know when your hedgehog has bonded a good amount & it trusts you?

      I’ve had my african pygmy hedgehog since July 25, 2011 & she is still pretty young, she’s quilling & we find them all over the house because I spend a lot of time with her in the living room, kitchen, bathroom (when she’s taking a bath or when I am I let her run around in there) & my room, she comes to my scent & when I wake her up I scare her but she calms down as soon as she spells me, she falls asleep in my hands & follows me around when she’s on the floor. But some times she makes a clicking noise, I heard it when they’re distressed but she seems totally fine & dandy. Also she wont run in her excersize ball, when I put her in there she just pees & poops cause she’s scared, & she wont use her excersize wheel either, how can i get her to excersize? She likes to climb on my legs & arms but I really don’t think that’s enough. How can I safely mousterise her skin to? Also she has blue eyes but they buldge out a little, its been like that as soon as I first saw her, normal? And lastly she is getting taking to the vet very soon just to check up on her. Please answer soon.(:

            An ear-splitting scream broke the dead silence of the night. The moonlight shone into her open window, wind rushing in. It was almost as if it was begging to be somewhere safe and sound, instead of out in the dark and dangerous setting that awaited. There was a frightening feeling of terror growing inside her, and Sandra abruptly realized her home may no longer be safe.
            She jolted out of bed and frantically tiptoed downstairs, trying not to make a sound…terrified of what she may find. When she reached the entrance of her elegant living room, her eyes widened in horror at what met her eyes. The whole world seemed to be spinning; her head was pounding and she could no longer make out the images that lay before her, just a whirl of bright colors and strange whistling sounds. Just as she started thinking it may have been the wind, her world went black.
            Far off in the distance out in that very same dangerous night, a little girl around the age of six was concealed behind a maple tree, shuddering. She glared in horror at the man that trudged out of the house, surrounded by colorful leaves swirling in the breeze. The peaceful, yet strange and almost eerie tranquility didn’t seem to match the man’s intentions.
            The little girl was petrified with fear, yet still somehow managed to sprint across the yard when the strange man disappeared into the darkness.
            "Mella…Mella…." the wind whispered to her. She gasped and immediately covered her mouth.
            She heard it again, yet heard a different set of words this time. "Mella…go inside…go to her…"
            Mella’s head darted back and forth, trying to decipher the location of the sound.
            "What do you want?" She whispered in a distressed tone of voice, tears already leaking out of her young, wide eyes.
            "Melllaaa…." It was farther away, but still seemed to echo, bouncing off of every bush, tree and house in the neighborhood. When it echoed for the last time, she knew it was gone. Relief edged through her, still shaken up. Mella slowly walked into her house, her whole body stiff. She sharply inhaled as she looked directly inside, her mother lying on the floor. There was blood pooled around her head and her eyes were wide open, blood leaking from her slightly parted lips. She had to force herself to walk to the telephone, tripping over everything that lay in her path.
            Her mother, Sandra Dawn Aldridge, was pronounced dead an hour later. That night, Mella curled up into a ball, sobbing. Wanting her mother to hold her in her arms and tell her it would be alright.
            That would never happen again…she learned the hard way, like all young orphans seemed to.

            "Get up, child! Get UP, I say!" A woman’s sharp, bitter voice was muffled against the door in front of her as she scathingly shouted her good morning’s. She began to pound on the door impatiently, grumbling an inaudible complaint, no doubt. Mella groaned into her pillow and stretched her arms, yawning. Her eyes slowly opened, viewing the same small room she saw every morning. The walls were a dull beige color, and the room was adorned with four feeble bunk beds. Mella lay on the bottom bunk, balled up in the corner against the wall. She had slept like this since she was a baby for some unknown reason, but didn’t mind.
            She sleepily shouted, "I’m coming…at least let me change." She chuckled and stood up, stretching once more before stripping off her tattered gray t-shirt, at least six sizes too large for her. The material was thin and often barely hung off her shoulders, and most nights she froze if the heat was off.
            It was okay though…she fell asleep fast. In her dreams, there was no such thing as the cold. Sometimes she just sat by a fire in a living room she could barely remember, wondering who it belonged to and why she visited that place in her dreams so much.
            Mella shook it off and slipped on a pair of baggy blue jeans and a slightly smaller, yet still roomy, white long-sleeved shirt. She ran her fingers through her dirty blonde hair and sauntered towards the door, rolling her eyes before opening it to meet her full day of cooking and cleaning.
            She sighed and grumbled, "Hello, Miss Conant."
            The woman that stood at least a foot taller than her, yet hunched over her with eyes like a vultures, squinted and leaned closer. "I can’t hear you." She said quietly. "Speak UP!" Mella was slightly startled, yet was fully used to this.
            "Hello, Miss Conant," she said a bit louder this time, her voice still tired and weary-sounding from sleep.
            "That is better," she said, putting emphasis on "that". She slowly walked back down the long hallway that was yet to be swept. She soon returned with a piece of paper in her hand, two small children at her side, smirking at Mell
            oh damnit it got cut off…

              blue couch and cherry furniture. What color paint?

              I have an open floor plan with the kitchen and living room connected. The kitchen has bright cherry wood cabinets and light tan granite. We have dark navy blue couches. What color should we paint the walls? I like color, so beige seems like plain. But will an additional color be too much? Then we need curtains! Oh boy!

                Why is my bamboo flooring spacing?

                We had click lock bamboo flooring put in our living room in April, and I am starting to see gaps between the planks (where the tops & bottoms connect) in certain areas. We did allow the wood to "rest" in our home for 3 days prior to having it installed. The gaps are beginning to space further apart and more are showing up. Why did this happen, and can I fix it? The look of it is driving me nuts!!

                  What should I do about my puppy problem? Complicated ? but I really am not sure what to do.?

                  Right now I live in someone else’s house. I pay to rent the top floor from her, but we share common areas (kitchen, living room). She is a flight attendant and she is gone for about 2 weeks a month, then at the house for two weeks.

                  I watch her dog while she is gone and follow her guidelines very specifically.

                  3 days a week I work 8 hour days, but can come home to take my puppy (5 months) for a walk on my lunch (usually 1.5 hours). My pup was just getting used to this and not crying and whimpering when I left to go to work when my landlord came back from her last trip.

                  When my landlord is at home, she refuses to let my dog be by herself upstairs. I have very specifically explained that my dog is a puppy and I want her to have a consistent life, so I would prefer she just be used to being by herself those 3 days each week even when my she is home. She basically sits around the house and feeds my dog treats until she becomes ill. At night when I am home from work I can’t enjoy my dog because she just wants to lay around not feeling well. She also doesn’t eat her dinner because she is too full from eating random crap.

                  I asked her to PLEASE limit the # of treats my dog gets to 2 small Zukes treats (all natural dog treats) total per day if she must take my dog out of my part of the house…but she still is puking up these colored gross treats she feeds her 50 lb dog (mine weighs only 2.5 lbs), and things that look like they might be table scraps.

                  When I told my landlord this she said "she’s a dog, she will get used to it and they make her so happy!"

                  So problem #1: She won’t leave my dog in my part of the house. When she leaves again, my dog will have to go through the whole cycle of being distressed again. Is this OK?

                  Problem #2: She doesn’t understand that my dog is a tiny little dog and that she can’t just have a ton of treats…what is the long term effect of this on her health?

                  These things will only occur for 3.5 months total because I am moving out in March.

                  I CAN drop my dog off at my fiance’s house (we are getting married in 3.5 months) for the days I work, but this is very inconvenient as he lives 30 min away.

                  So will my dog be OK? She is a chihuahua and a one person dog, I also don’t want her thinking my landlord is her "person". That’d break my heart.
                  I don’t have a lock on my part of the house.
                  I am stuck in a lease that I can’t really break. The landlord is a nice lady she just treats her own dog this way to get over the guilt of leaving her for weeks on end. But it is not acceptable for my dog.

                    Decorating help!!! I have cherry cabinets in my kitchen, with cherry wood floors, the kitchen flows into the?

                    the living room which has white carpet. I’m trying to decide on the color to paint my walls. They must flow together well with the living room and kitchen. I decorate now with sages, tans, and burgundys. I seem to like the french, old world, italian, roman, decor peices.                     Here are links to the living room and kitchen, the floor has been replaced in the kitchen like I mentioned it has cherry wood floors now and the sitting chair in the living room is now a dark brown leather recliner.
